To better capture the relative level of volatility in US REIT shares, REITcafe is launching the REITcafe Volatility Index. The REITcafe Volatility Index looks at the inherent volatility of the Morgan Stanley REIT Index (MSCI) on a recurring basis and will be updated daily on REITcafe.com as well as being published weekly in the REITcafe Weekly Newsletter.
The index begins with the standard deviation of daily changes in the MSCI Index over the previous four weeks on a rolling basis. The baseline (Baseline=100) for the index is the average of standard deviations between the launch of the MSCI Index on December 31, 1994 and December 31, 2006. This means that an index value of 100 represents the average volatility between December 31, 1994 and December 31, 2006.
While the REITcafe Volatility Index started out this year on January 2, 2007, with an index value of 91.66 (slightly below its long term average), as of September 22, 2007, the index stood at 253.88, or slightly more than two and one-half times its long term average. The volatility index reached a peak of 334.49 on August 29, 2007. The graph below shows three distinct periods of surging REIT volatility in 2007.
